Hillside District
Burbank’s Hillside District is inextricably linked with the city’s television history. Homes along University Ave. and John Muir Middle School were featured in ABC’s popular late 80s/early 90s show about growing up, “The Wonder Years.” There are no retail businesses north of Glenoaks Blvd. in the Hillside District: it’s an exclusively residential enclave with a retro-charm and incredible curb appeal. In addition to wide boulevards and traditionally laid-out subdivisions, the Hillside District includes a number of narrow winding streets and cul-de-sacs tucked in the Verdugo hills.
Located in Burbank’s hills north of Downtown, the Hillside District includes the Ben Mar tract, a group of homes built in the 1950s which range from “Grandma houses” which haven’t changed for over 7 decades, to lovingly restored and renovated mid-century masterpieces with the latest in amenities and upgrades. The Hillside District also includes several gated enclaves with estate and executive homes, including Highridge and Halston Estates. Due to their hillside location, these homes usually feature stunning views of the San Fernando Valley and may include views of downtown Los Angeles as well. The Hillside District doesn’t have any retail centers, which appeals to residents, but it does include the Starlight Bowl, which features outdoor music concerts and other forms of entertainment to Burbank residents. Other local landmarks include the DeBell Municipal Golf Course and the Castaways Restaurant. The Stough Canyon Nature Center is a stepping-off point for hiking and outdoor activities in the Verdugo Mountains. Schools in the Hillside District are another strong point, with three excellent elementary schools, and high-performing Muir Middle School and Burbank High School. Discerning home buyers will find many homes to choose from in Burbank’s Hillside District, which is considered the most desirable neighborhood in Burbank, one of the Los Angeles area’s most-desirable and up-and-coming cities.
