Malibu Road homes are located along a two-mile stretch of road in the heart of Malibu. The road is formerly the Roosevelt Highway, the original coastal route before Pacific Coast Highway (PCH) was built. Home size and construction varies widely along Malibu Road (“Old Malibu Road”) but half of the neighbourhood’s approximately 250 homes are beach-facing and are constructed above the crashing surf with the help of pylons and other structural aids.
Malibu Road is the location of a number of homes of the “rich and famous,” including Barry Manilow’s former house, but it is not a gated community. Nearby is the Malibu Colony shopping centre located on the coastal side of PCH across from Webb Way and Malibu’s main fire station. This section of Malibu is adjacent to Pepperdine University, built into the hills on the inland side of the highway.
Malibu Road does have a homeowner and resident association (MRA) which is a voluntary organization that cleans and helps to improve the road, collects filing fees, and interfaces with city, county, and state officials. Dues for the MRA are $100 per homeowner family.
Many homes along Malibu Road feature views of Catalina Island, city lights, and the Pacific Ocean. The history of homes along with the road date back to the early 20th century and all properties are custom homes ranging from approximately 2,000 square feet to over 8,000 square feet. Home styles range from contemporary architecture to California rustic to Mediterranean and Cape Cod cottage. The homes on Malibu Road may be referred to as “cottages” but they are luxury residences with distinctive oceanfront views and immediate access to a white sand beach year-round.
