    Malibu West is a subdivision that includes 177 single-family residences and 60 condominiums which were initially developed in the early to mid-1960s. The neighbourhood is located on the eastern side of Trancas Canyon Road. Malibu West does have a property owner’s association, the Malibu West Swim Club. The neighbourhood is accessed via PCH from Trancas Canyon Road. Canyon homes, which are the majority in the neighbourhood, cannot be seen from PCH or Trancas Canyon Road, offering privacy. The homes have a distinctive mid-century design thanks to tract architects and developers Nisan Matlin and Eugene Dvoretzky.

    Lots in Malibu West are not large, but the homes are light-filled post-and-beam contemporary/modern homes that were designed to seamlessly blend the external canyon and seaside environment and interior spaces. The community also has a 6,500 square foot beach club and beach access across PCH. Most of the neighbourhood has a suburban feeling, and the majority of streets have sidewalks, although there are no street lights. Dues for the homeowner’s association can range between $125 and $540 a month.

    Living in Malibu West, residents can walk to Trancas Canyon shopping centre, which includes the historic Trancas Canyon Vintage Market and a charming shopping centre that has been called “Better than Brentwood” with restaurants and stores reminiscent of shopping areas near surf spots on Kaua’i’s legendary North Shore. North of Point Dume and adjacent to Zuma Beach, Trancas has the laid-back feeling of surf locations worldwide. All of the single-family homes in Malibu West were originally 4 and 5 bedroom homes built on open, varying floor plans. Nearly all have been remodelled, renovated, and upgraded and include amenities that would be expected in luxury Malibu homes along with skylights, atriums, and lush, mature landscaping.
