    Burbank’s North Evergreen Street neighborhood is adjacent to Toluca Lake and Toluca Woods in the “flats” of Burbank. The neighborhood’s three and four-bedroom bungalows could seem similar to dozens of other Los Angeles neighborhoods. North Evergreen’s neatly-landscaped yards and well-maintained homes are modest in size, ranging from 1,100 to 2,000 square feet. Some have entertainment industry history, like Debbie Reynolds’ childhood home on 1034 N. Evergreen.

    It’s no accident that one of America’s most beloved and talented actresses grew up on North Evergreen Street. The neighborhood’s value lies not in its down-to-earth single family homes but in its neighborly spirit. In 2018, the small enclave adjacent to more “glamorous” Toluca Lake was named one of America’s top ten “Nicest Places to Live” by Reader’s Digest.

    Burbank is one of the entertainment industry’s epicenters. The hometown values that enabled studios like Warner Brothers and Disney to establish themselves in the 1920s and 30s are reflected in North Evergreen’s neighborhood spirit today. Reader’s Digest referred to North Evergreen’s “community spirit” as being “worthy of any feel-good movie.” The neighborhood hosts many events from massive block parties to civic activities like composting workshops and recycling. North Evergreen’s celebration of “National Night Out” on the first Tuesday in August includes food trucks, watermelon-eating contests, and police and firefighters celebrating along with residents. Every holiday is celebrated and neighbors help each other with their yards and have a special care for every resident. The neighborhood also offers access to Burbank’s highly-ranked public schools with rankings of 9 and 10 according to GreatSchools.org and Niche.com.

    North Evergreen’s homes are primarily modest California bungalows built in the 1940s. A number have been renovated and include pools, spas, and other amenities. The charm of North Evergreen’s neighborhood is more than a group of structures, streets, and yards. It offers a neighborly atmosphere and like the bar on the beloved comedy “Cheers,” is a place where “everybody knows your name.”
