Initially developed in unincorporated land, San Joaquin Hills is a Newport-area neighborhood that was annexed by Newport Beach in 2002. The neighborhood is considered part of East Bluff in Newport, and is situated in bluffs and hills west of the 73 toll road. San Joaquin Hills neighborhoods are bounded by San Joaquin Hills Road, Bonita Canyon Drive, and Newport Coast Drive. Homes in the area may overlook the San Joaquin Reservoir and also can have panoramic views of Saddleback Mountain and coastal Orange County.

Homes in San Joaquin Hills range from executive homes and estate homes with unique landscaping and amenities to high-end townhomes with spectacular views of the inland Newport Coast backcountry. Most homes are part of planned developments, and have been updated with chefs’ kitchens, custom flooring, and mature, well-maintained landscaping. Homeowners’ Association fees vary, ranging from approximately $300 a month to $700 a month.

Many of the streets in San Joaquin Hills are gently-curved residential drives with walkable sidewalks and interesting views. Bike and hiking trails are nearby in several local and regional parks. The area is also easily accessible to Newport Center, shopping, and dining destinations. The adjacent 73 toll road allows quick access to John Wayne Airport and area freeways. From townhomes to estate properties, San Joaquin Hills offers Newport luxury and gracious living with views that on a clear day, will span the entire coastline from Newport to Dana Point.
