University Park Irvine
University Park is one of the first neighborhoods in Irvine, and its streets and planning reflect the vision of the original developers. Most of the homes in the neighborhood were built in the 1960s during the early development of Irvine as a planned community. As a result, the homes have larger yards, larger interior rooms, particularly bedrooms, and a lot of open space. University Park’s roads are enhanced by pedestrian walkways that offer safe paths for jogging, walking, bicycles, and strollers. Trees are mature and beautiful, with many imposing sycamores and eucalyptus. Most of University Park’s greenbelt is completely invisible while driving through the neighborhood. You will only see and experience the shaded walks and trees on foot, walking through the neighborhood. University Park’s boundaries are University Drive on the south, Culver Drive on the west, and I-405 to the north.
University Park has many small playgrounds, tennis courts, and community pools between its developments and individual neighborhoods. It is also a highly desirable family neighborhood because of its educational system. University Park students attend highly-ranked University Park Elementary School, Rancho San Joaquin Middle School, and University High School, which benefits from its affiliation with nearby world-class UC Irvine, noted for its achievements in biotechnology and many scientific and medical fields.
Individual developments in University Park include the Terrace, Parkside, Parkcrest, Village Park, and Parkwood. Homeowner’s Association fees range from $244 to $350 a month, depending upon the association. The City of Irvine maintains some parks and city-wide facilities, while the developments within Irvine Park and Irvine’s villages also maintain private parks, pools, tennis facilities, and other recreational facilities.
University Park is within minutes of regional shopping and dining destinations, including the Irvine Spectrum and to the west, South Coast Plaza.
Those who live outside the area may assume there is “nothing to do” in Irvine, but they haven’t sampled upscale urban dining available within minutes of University Park, haven’t surfed on local beaches, and haven’t enjoyed the parks, libraries, greenbelts and family-friendly lifestyle Irvine has to offer. University Park is the first planned “village” in Irvine and has many amenities that make it a great choice, especially for families and people who enjoy active outdoor lives.
