    Woodbridge is one of the original “villages” of Irvine and is designed to echo the lifestyle and experience of a small town on the Atlantic Coast. The village includes about 9,500 homes, primarily single-family residences. Driving through central Irvine, many people don’t realize that Woodbridge includes not one, but two central lakes. The lakes not only provide a cooling, pleasant local climate and beautiful waterfront views, they are also stocked with fish. Woodbridge’s North and South Lakes also have beach clubs, swimming lagoons, and boat docks.

    In addition to its signature lakes, Woodbridge boasts 40 parks and swimming pools within its four square mile area. The lakes and Woodbridge’s first homes were built in 1975 with the majority of homes completed by the 1990s. The newest homes in Woodbridge are The Branches, a group of 48 homes completed in 2013. Yale Loop encircles Woodbridge, and the community is set apart from the rest of Irvine by a tall, 20-foot hedge. Woodbridge’s parks, lakes, community pools, and street trees are maintained by the community’s Village Association. The Association includes a board of directors who are elected by the homeowner membership. Association dues range from $70 to $300 a month depending upon home location, size, and amenities.

    Those seeking carefree lifestyles will find luxury condominiums located near Woodbridge’s North Lake, and luxury/ executive lakefront homes located on the shores of both the North and South Lakes. Although the original inspiration for Woodbridge were East Coast “Cape Cod” style homes, you will also find Mediterranean and contemporary California adaptations in newer and remodeled homes. Lakefront homes range from three to five bedrooms and up to 3,500 square feet. Remodeled and upgraded executive homes in Woodbridge include SMART home amenities, and contemporary upgraded interior design with built-in closets, high-end appliances, and distressed hardwood flooring.

    Homeowners in Woodbridge enjoy easy access to healthy living and well-planned neighborhoods, streets, green space, and amenities. Although it is one of Irvine’s largest villages, Woodbridge has a neighborly and suburban feeling. Schools are highly-ranked, making Woodbridge an excellent choice for families. Woodbridge High School is regarded as an elite public school ranked in the top 700 nationally by U.S. News and World Report.
