    With 58 homes, Balboa Coves is more intimate planned community than others in the Newport area. Residents enjoy a central location which is easily accessible to the harbor and amazing views of the harbor lights. Tucked between the Pacific Coast Highway and Newport Harbor, residents of Balboa Coves can walk to nearly any popular Newport destination, from dinner at The Winery to relaxing on the beach or catching a wave. The location is close to the Balboa Peninsula and Balboa Island.

    Balboa Coves residences are located in West Newport adjacent to the bridge to Lido Isle. HOA fees are an incredibly modest $150 a month, and the gated community includes a guard and a small private park. Most homes in the Coves include a private dock. You will enjoy water access to the entire Newport Bay and the main channels as long as you have a powerboat, Duffy, or even a paddleboard. Nearly all of Newport’s bayside locations, from restaurants to beaches, are accessible via boat.

    The Balboa Coves homes were originally built in the post-WW2 era in Newport continuing into the early 1950s. A few of the original homes remain in the community, but most have been remodeled or are completely new construction. Lots range from 5,000 to as large as 7,000 square feet. Original homes were smaller two- and three-bedroom cottages, but remodels and new construction include four to five-bedroom houses up to 4,000 square feet. Many homes have elegant landscaping with decks, entries and custom patios. The microclimate is one of the most pleasant in the area, with year-round mild temperatures.
